8 Costly Home Addition Mistakes Homeowners Make (and How to Avoid Them)

seamles sunroom addition

Adding space to a home can dramatically improve how a house functions. Whether the goal is to create a larger kitchen, add a family room, build a primary suite, or expand living space for a growing family, a well-designed home addition can transform both comfort and property value.

However, home additions are among the most complex remodeling projects a homeowner can undertake. Unlike interior remodeling, additions require careful coordination between architectural design, structural engineering, zoning regulations, foundation work, roofing integration, and mechanical systems.

After more than four decades of remodeling homes throughout Tulsa, we have seen additions that blend seamlessly with the original house—and others that feel awkward, poorly integrated, or unnecessarily expensive.

Fortunately, most problems occur because of a handful of common planning mistakes. Understanding these pitfalls before construction begins can help ensure that your home addition enhances both the function and value of your home.

Mistake #1 – Failing to Consider How the Addition Connects to the Existing Home

One of the most common problems with home additions occurs when the new space feels disconnected from the original house. Floor heights, ceiling heights, circulation patterns, and architectural style must all be carefully integrated. When these elements are not considered during the design phase, the addition may feel like an afterthought rather than a natural extension of the home.

Mistake #2 – Ignoring Structural Requirements

Home additions often require structural changes that extend beyond the new room itself. Foundations, load-bearing walls, roof framing, and support beams must all be engineered properly. Attempting to shortcut structural planning can lead to costly corrections later in the project.

Mistake #3 – Underestimating Mechanical System Changes

When square footage is added to a home, the existing heating, cooling, and electrical systems may no longer be sufficient. HVAC equipment may need to be expanded or replaced, electrical panels may require upgrades, and plumbing systems must be extended correctly.

Mistake #4 – Overlooking Natural Light

One of the biggest advantages of a home addition is the opportunity to bring more natural light into the house. Unfortunately, some additions are designed without careful consideration of window placement, resulting in spaces that feel darker than the original home.

11 after

Mistake #5 – Creating Awkward Exterior Architecture

An addition should look like it was always part of the home. Rooflines, siding materials, window proportions, and architectural details must match the existing structure. Poorly designed additions can make a home look unbalanced or visually confusing.

Mistake #6 – Not Planning for Storage

When families add space to their homes, they often focus on the main function of the room while overlooking storage needs. Built-in cabinetry, closets, and multi-purpose storage areas can dramatically improve how useful the new space becomes.

Mistake #7 – Ignoring Local Zoning and Setback Requirements

Every city has zoning regulations that govern how additions can be constructed. These rules may affect how close construction can occur near property lines, maximum building heights, and allowable lot coverage.

Mistake #8 – Hiring a Contractor Without Design-Build Experience

Home additions require coordination between design, engineering, and construction. When these responsibilities are handled by separate parties without proper coordination, misunderstandings and delays can occur.

A successful home addition should feel like it has always belonged to the house. When thoughtfully designed and carefully constructed, additions can dramatically improve the livability of a home while also increasing its long-term value.

At The Buckingham Group, we have spent more than 44 years helping Tulsa homeowners expand and transform their homes through well-designed additions. Our design-build approach ensures that architecture, structure, and construction are all coordinated from the very beginning of the project.

9 Bathroom Remodeling Mistakes Tulsa Homeowners Should Avoid

super luxury bathroom suite

Bathroom remodeling is one of the most popular home improvement projects undertaken by homeowners. A well-designed bathroom can improve comfort, increase storage, enhance daily routines, and significantly increase the value of a home.

However, bathroom remodeling is also one of the most technically demanding projects in residential construction. Plumbing, electrical work, ventilation, lighting, waterproofing, cabinetry, tile installation, and layout design must all work together properly for the space to perform well for many years.

After more than four decades of remodeling homes throughout Tulsa, we have seen bathroom remodels that performed beautifully for decades — and others that quickly developed problems because of avoidable planning mistakes.

The encouraging news is that most bathroom remodeling mistakes can be prevented with thoughtful design and careful construction planning. If you are considering remodeling your bathroom, the following common mistakes are worth understanding before the project begins.

bathroom vanity

Mistake #1 – Poor Bathroom Layout Planning

One of the most common problems in older bathrooms is inefficient use of space. Fixtures may be crowded together while other areas of the room remain underutilized. A successful remodel often begins with rethinking the layout to improve comfort and usability.

Primary bath storage

Mistake #2 – Inadequate Storage

Bathrooms require far more storage than many homeowners initially realize. Towels, personal care items, cleaning supplies, and grooming tools all require organized storage space. Without thoughtful cabinet design, countertops quickly become cluttered.

Mistake #3 – Improper Lighting

Lighting is often one of the weakest elements in older bathrooms. A single ceiling light rarely provides adequate illumination for grooming tasks. Modern bathrooms benefit from layered lighting that includes ambient lighting, vanity lighting, and accent lighting.

Mistake #4 – Ignoring Ventilation Requirements

Bathrooms generate significant humidity, especially when showers and baths are used frequently. Without proper ventilation, moisture can accumulate within walls and ceilings, eventually causing mold or structural damage.

bathroom materials

Mistake #5 – Choosing Materials That Cannot Withstand Moisture

Bathrooms are exposed to water and humidity every day. Materials such as cabinetry finishes, flooring, and wall surfaces must be selected with durability in mind.

Mistake #6 – Oversized Fixtures in a Small Space

Many homeowners are drawn to large tubs or oversized vanities, but these elements can overwhelm smaller bathrooms. The key is balancing luxury with appropriate scale.

25 aging in place

Mistake #7 – Poor Shower Design

The kitchen often becomes the gathering place for family and guests. If traffic paths cross major work areas, the space can quickly become congested.

Mistake #8 – Forgetting About Electrical Needs

Modern bathrooms often include hair dryers, curling irons, heated floors, electric mirrors, and other devices that require proper electrical planning. Failing to account for these needs early can create inconvenience later.

Mistake #9 – Underestimating the Budget

Kitchen remodeling involves many components, and costs can escalate if the project scope is not clearly defined from the beginning.

maximized storage bathroom

Mistake #9 – Hiring the Wrong Remodeling Team

Even the best design ideas can fail if they are not executed properly. Bathroom remodeling requires coordination between design professionals, plumbers, electricians, tile installers, and carpenters. Choosing an experienced design-build team helps ensure that all aspects of the project are properly integrated.

After decades of remodeling homes in Tulsa, we have learned that successful bathroom remodels depend on careful planning and experienced execution. A bathroom is used every day, and small design decisions can have a significant impact on comfort and functionality.

When layout, lighting, storage, ventilation, and materials are carefully coordinated, the result is a bathroom that not only looks beautiful but also performs reliably for many years.

If you are thinking about remodeling your bathroom, taking time to understand these common mistakes can help you avoid unnecessary frustration and expense. A thoughtful design-build approach ensures that every element of the project is carefully considered before construction begins.

At The Buckingham Group, we have been helping Tulsa homeowners design and build exceptional bathrooms for more than 44 years. Our goal is to create spaces that combine beauty, durability, and long-term comfort.

If you are exploring ideas for improving your bathroom, we would be happy to discuss your goals and help you evaluate what might be possible in your home.

44 Years Later: What Really Matters in Home Remodeling (It’s Not What Most People Think)

04 kitchen island

After more than four decades in the home remodeling business, people often ask what has changed the most. They expect the answer to involve new materials, new design trends, new technology, or new construction methods. And while all of those things have certainly evolved, they are not what matters most.

What matters most in home remodeling today is exactly what mattered 44 years ago — trust, communication, thoughtful design, realistic planning, and craftsmanship that stands the test of time.

Over the years we have seen trends come and go. Cabinet styles change. Countertop materials evolve. Appliances become more advanced. Floor plans become more open and then sometimes more defined again. But the fundamentals of a successful remodeling project have never changed.

The most successful remodeling projects are not defined by how dramatic they look on the day they are completed. They are defined by how well they function and how well they hold up 10, 20, or even 30 years later.

When homeowners decide to remodel their home, they are not simply buying cabinets, countertops, or tile. They are making a decision about how they want to live in their home for years to come. Remodeling is not just construction — it is planning, design, problem solving, and creating spaces that support daily life.

remodeler clients

One of the biggest lessons learned over 44 years is that remodeling is first and foremost about listening. Every homeowner has a different reason for remodeling. Some need more space. Some need better function. Some want to modernize an older home. Some are planning to stay in their home long term and want to make it more comfortable and easier to live in as they get older.

The most important step in any remodeling project is understanding how homeowners live in their homes today and how they want to live in the future. Once that is understood, the design process becomes much more meaningful.

Another lesson learned over the years is that good design solves problems that homeowners may not even realize can be solved. Many homes were originally built with layouts that reflected how people lived decades ago. Kitchens were often closed off from the rest of the home. Bathrooms were small and lacked storage. Closets were minimal. Lighting was often poor. Storage was not well planned.

Thoughtful remodeling can completely change how a home functions without changing its location or neighborhood. Removing a wall can transform how a family interacts. Adding better lighting can change how a space feels. Improving storage can make a home feel larger without adding square footage.

One of the most rewarding parts of remodeling is seeing how these changes improve daily life. A well-designed kitchen becomes a place where people gather, cook, talk, and spend time together. A well-designed bathroom becomes a comfortable and relaxing space instead of a cramped and outdated room. A well-planned addition can make a home work for a growing family or allow homeowners to stay in a home they love instead of moving.

designer home plan

Another important lesson learned over many years is that planning is far more important than construction. The quality of a remodeling project is determined long before construction begins. Careful design, detailed specifications, material selections, and budgeting all happen before the first wall is opened. When these steps are done properly, construction becomes a much smoother and more predictable process.

This is why the design-build approach has become so important. When design, budgeting, and construction planning are handled together, homeowners have a much clearer understanding of what they are going to receive and what it will cost before construction begins. This reduces surprises and makes the entire remodeling experience much more enjoyable.

Over the years we have also learned that communication is critical. Remodeling projects involve many decisions, many trades, and many steps. Homeowners should always know what is happening, what decisions need to be made, and what comes next. Good communication eliminates most problems before they ever occur.

home couple 3 10

Another lesson learned after many years in remodeling is that quality always matters. It may not always be visible immediately, but over time the difference between quality workmanship and shortcuts becomes very clear. Cabinets that are properly installed still function years later. Tile that is properly installed does not crack or loosen. Paint that is properly prepared lasts longer. Good craftsmanship is not always obvious on the first day, but it becomes obvious over time.

Perhaps the most meaningful measure of success in remodeling is when clients call years later to do another project. That means the original project held up, functioned well, and was a positive experience. Repeat clients are the greatest compliment any remodeling company can receive.

midtown kitchen 1
midtown kitchen 2

Remodeling is also about value, but value is often misunderstood. Value does not always mean the lowest cost. True value means receiving a well-designed, well-built project that performs well for many years. A project that has to be repaired or replaced early is not a good value, regardless of the original cost.

Kitchen remodeling continues to provide one of the best returns on investment of any home improvement, but the real return is not just financial. The real return is in how often the space is used and enjoyed. The kitchen is used every day. Improvements made there affect daily life more than almost any other room in the house.

Bathroom remodeling is similar. Improving lighting, storage, shower design, and overall layout can dramatically improve comfort and convenience. Many homeowners are also planning bathrooms that allow them to stay in their homes longer by incorporating universal design features such as curbless showers, wider doorways, and better lighting.

Room additions and whole home remodeling projects are often driven by the desire to stay in a home and neighborhood that homeowners love while making the house function better. Remodeling allows homeowners to keep the location they love while improving the home they live in every day.

construction site

After 44 years, what matters most is still the same: listening carefully, designing thoughtfully, planning carefully, building with quality, and treating clients with honesty and respect. Materials will continue to change, styles will continue to evolve, and technology will continue to improve, but the fundamentals of successful remodeling will always remain the same.

mother and daughter in kitchen

At the end of the day, remodeling is not really about construction. It is about improving how people live in their homes. When a remodeling project is successful, homeowners do not just see the difference — they live the difference every day.

10 Kitchen Remodeling Mistakes That Tulsa Homeowners Should Avoid

layered lighti kitchen

Kitchen remodeling is one of the most rewarding improvements a homeowner can make. A well-designed kitchen can transform the way a home functions, making daily life easier while also increasing the value of the property.

However, kitchen remodeling is also one of the most complex projects in residential construction. Layout decisions, appliance placement, lighting, storage, materials, and budget considerations must all work together seamlessly.

After more than four decades of remodeling homes throughout Tulsa, we have seen many kitchen projects succeed beautifully — and we have also seen projects suffer from avoidable mistakes. The good news is that most of these mistakes can be prevented with thoughtful planning and experienced guidance.

If you are considering remodeling your kitchen, the following common mistakes are worth understanding before your project begins.

20 kitchen island

Mistake #1 – Ignoring Kitchen Workflow

One of the most common mistakes occurs when the relationship between the refrigerator, sink, and cooking surface is poorly planned. These three areas form the classic ‘work triangle.’ When the distances between them are too great or blocked by obstacles, cooking becomes inefficient and frustrating.

10 coweta kitchen

Mistake #2 – Not Planning Enough Storage

Many homeowners underestimate how much storage their kitchen truly needs. Cabinets that appear sufficient on paper can quickly become overcrowded once dishes, cookware, and small appliances are placed inside.

Mistake #3 – Choosing Style Over Function

Beautiful kitchens should also be practical. Some designs look striking in photographs but prove difficult to live with daily. For example, islands that are too large can disrupt movement through the kitchen.

Mistake #4 – Poor Lighting Design

Lighting is often treated as an afterthought. Kitchens need layered lighting including ambient lighting, task lighting for work areas, and accent lighting that enhances the space.

Mistake #5 – Underestimating Appliance Requirements

Modern appliances require careful planning for electrical supply, ventilation, and cabinet integration. Failing to coordinate these details early can lead to expensive changes later.

Mistake #6 – Selecting Materials That Cannot Withstand Daily Use

Kitchens experience heavy wear. Countertops, cabinetry finishes, and flooring must be selected for durability as well as appearance.

02 coweta kitchen

Mistake #7 – Forgetting About Traffic Flow

The kitchen often becomes the gathering place for family and guests. If traffic paths cross major work areas, the space can quickly become congested.

Mistake #8 – Skipping Professional Design Guidance

Homeowners sometimes attempt to design their kitchen themselves. While ideas from magazines and online inspiration are valuable, translating those ideas into a functional plan requires professional experience.

Mistake #9 – Underestimating the Budget

Kitchen remodeling involves many components, and costs can escalate if the project scope is not clearly defined from the beginning.

homeowners scaled

Mistake #10 – Choosing the Wrong Remodeling Partner

The success of a remodeling project ultimately depends on the team responsible for designing and building it. Experience, communication, and planning all play critical roles.

Avoiding these common mistakes can dramatically improve the success of your kitchen remodeling project. With thoughtful planning and experienced design-build guidance, homeowners can create kitchens that are not only beautiful but also highly functional and durable.

At The Buckingham Group, we have been helping Tulsa homeowners transform their kitchens for more than 44 years. Our design-build process ensures that every aspect of the project — from layout and design to construction and finishing details — is carefully coordinated.

The complete guide to home remodeling in Tulsa, Oklahoma (What most homeowners wish they new before they started)

open kitchen design remodel

Home remodeling in Tulsa has become one of the most popular ways for homeowners to improve their quality of life while increasing the value of their homes. Many Tulsa neighborhoods feature well-built houses in desirable locations, but the interiors often reflect design trends from decades ago. Rather than moving, many homeowners discover that remodeling the home they already love is a far better solution.

For more than 44 years, The Buckingham Group has helped Tulsa homeowners transform kitchens, bathrooms, and entire homes into beautiful spaces designed for modern living. During that time we have learned that successful remodeling begins long before construction starts. The most successful projects are the result of careful planning, thoughtful design, and a clear understanding of what the remodeling process involves.

This guide will walk you through everything you should know before beginning a remodeling project in Tulsa — from the most popular projects to realistic investment ranges and the steps that lead to exceptional results.

Why Tulsa homeowners choose to remodel

Tulsa offers a unique housing market. Many homes were built between the 1960s and early 2000s and feature solid construction, attractive neighborhoods, and mature landscaping. However, kitchens, bathrooms, and floor plans often feel outdated compared to modern lifestyle expectations.

Remodeling allows homeowners to preserve the location they love while dramatically improving how their homes function.

Common motivations for remodeling include:

  • Updating outdated kitchens and bathrooms
  • Creating more open living spaces
  • Improving storage and organization
  • Expanding living space with room additions
  • Preparing a home for long-term living
  • Increasing property value

When thoughtfully planned, remodeling can make an older home feel completely new.

Popular remodeling projects in Tulsa

Kitchen Remodeling

Kitchen remodeling remains the most requested project among Tulsa homeowners. Today’s kitchens serve as the central gathering space for families and guests, which means they must balance aesthetics, storage, workflow, and comfort.

Common kitchen remodeling improvements include:

  • Large islands with seating
  • Custom cabinetry with improved storage
  • High-performance appliances
  • Layered lighting design
  • Improved traffic flow and open floor plans

A well-designed kitchen remodel can completely change the way homeowners use their homes.

Bathroom Remodeling

Bathrooms are another area where remodeling dramatically improves daily comfort. Many older bathrooms lack efficient layouts, storage, and modern fixtures.

Popular bathroom upgrades include:

  • Large walk-in showers

  • Freestanding soaking tubs

  • Custom vanities with improved storage

  • Heated tile floors

  • Modern lighting and ventilation

These improvements transform bathrooms into relaxing private retreats.

Room Additions

When families need additional space, a thoughtfully designed room addition can significantly improve how a home functions. Additions may include expanded family rooms, primary bedroom suites, guest rooms, or home offices.

Because additions involve structural design, careful planning is essential to ensure the new space integrates seamlessly with the existing home.

Conversion to open design floor plan.

Whole-Home Remodeling

Some Tulsa homeowners choose to update multiple areas of their home at once. Whole-home remodeling allows homeowners to modernize floor plans, finishes, and mechanical systems while improving the overall flow of the house.

These projects often include kitchen remodeling, multiple bathroom upgrades, flooring replacements, and structural changes that open up living spaces.

What does home remodeling cost in Tulsa?

One of the first questions homeowners ask is what remodeling costs. While every project is unique, the following ranges represent typical investments for high-quality remodeling projects in the Tulsa area.

Kitchen Remodeling
Typical Investment Range: $90,000 – $250,000+

Bathroom Remodeling
Typical Investment Range: $45,000 – $120,000+

Room Additions
Typical Investment Range: $150,000 – $450,000+

Whole-Home Remodeling
Typical Investment Range: $300,000 – $1,000,000+

The final investment depends on factors such as design complexity, structural changes, material selections, and the overall scope of the project.

The Design-Build Advantage

The Buckingham Group uses a design-build approach that integrates planning, design, and construction into a coordinated process. This allows homeowners to make important decisions before construction begins.

The design phase typically includes:

  • Understanding homeowner goals
  • Developing design concepts
  • Selecting materials and finishes
  • Preparing detailed specifications
  • Establishing a realistic project budget

This process greatly reduces surprises during construction and helps ensure the finished project meets the homeowner’s expectations.

How to Choose a Remodeling Contractor in Tulsa

Selecting the right remodeling company is one of the most important decisions homeowners will make. Remodeling projects require careful planning, skilled craftsmanship, and clear communication.

When evaluating contractors, homeowners should consider:

  • Experience with similar projects
  • The planning process used before construction begins
  • Quality of previous projects
  • Warranty protection
  • Professional communication

For more than four decades, The Buckingham Group has built its reputation on thoughtful planning, detailed specifications, and exceptional craftsmanship.

Why Some Outdoor Kitchens Feel Effortless — And Others Don’t: The Hidden Coordination Between Landscape, Architecture, and the Human Element

Outdoor kitchens have become one of the most desirable investments for homeowners in Tulsa. But not all outdoor kitchens are created equal. Some feel natural — as though they were always meant to exist within the landscape and architecture of the home. Others feel added on, disconnected, or uncomfortable to use.

The difference rarely lies in the grill brand or countertop material. It lies in coordination.

When the existing landscape, the architectural character of the home, and the human element are thoughtfully integrated, an outdoor kitchen becomes refined, functional, and durable for decades. When they are not, even expensive materials cannot compensate.

    14 outdoor

    Understanding the Existing Landscape

Every successful outdoor kitchen begins with what already exists. Topography, drainage patterns, prevailing winds, sun exposure, and mature landscaping all influence design decisions.

In Tulsa, seasonal shifts matter. Summer heat, spring storms, and fluctuating humidity levels require material selections that withstand expansion, moisture exposure, and temperature swings. Stone, masonry, stainless steel grades, and proper ventilation all become critical long-term durability decisions.

But durability is not only about materials. It is about positioning.

Where does afternoon sun hit the patio? Where does shade fall naturally? Is the outdoor kitchen protected from prevailing winds? Does smoke drift toward seating areas?

Ignoring these factors results in discomfort — and discomfort shortens usage. An outdoor kitchen should extend living space, not create inconvenience.

    outdoor living plan

    Architectural Continuity

An outdoor kitchen should feel like an extension of the home’s architecture, not a separate project.

Rooflines matter. Column proportions matter. Masonry alignment matters. Even trim profiles influence whether the outdoor structure feels integrated.

Material selection must echo — not duplicate — the existing structure. Subtle coordination produces refinement.

    The Human Element

Outdoor kitchens are not staged photographs. They are used spaces.

True functionality begins with human movement. How far does someone carry food from interior to exterior? Where do guests naturally gather? Is there sufficient landing space next to the grill?

A refined outdoor kitchen accounts for prep space, cold storage, discreet trash placement, seating orientation, and layered lighting.

    01 cooking couple

    Comfort is engineered.

    Durability and Climate Considerations

Outdoor kitchens must endure more than interior kitchens. Weather exposure accelerates wear. Moisture penetrates improperly sealed surfaces. Heat fluctuations stress materials.

Structural framing, substrate selection, drainage control, and ventilation planning matter before finishes are installed.

Cabinetry should be exterior-rated. Countertops must resist UV degradation. Electrical components require weather-rated installation.

    Integration with Landscape Design

The surrounding landscape should not be an afterthought. Hardscape, plantings, retaining walls, and sightline framing influence how the space feels.

Drainage must move away from structural components. Hardscape slope must direct runoff properly.

    22 outdoor

    Coordination with the Interior Kitchen

When outdoor kitchens connect visually to interior kitchens, the relationship must be studied carefully. The goal is complement — not duplication.

    The Design-Build Advantage

Outdoor kitchen construction involves structural engineering, electrical planning, gas routing, plumbing, masonry, and finish coordination.

A design-build approach ensures planning, pricing, engineering, and construction align from the outset. Detailed scope development clarifies materials and layout before installation begins.

Critical Path Scheduling reduces disruption and prepares the space for seasonal entertaining.

    39 outdoor

    Long-Term Value

Outdoor kitchens influence both resale appeal and quality of life. When built with durability and coordination in mind, they provide decades of use.

A refined outdoor kitchen is defined by integration. Landscape informs placement. Architecture informs materials. Human behavior informs layout. Durability informs construction.

When these elements align, the result feels effortless — even though the planning behind it was anything but.

How to Design the Perfect Kitchen: Secrets to Balancing Beauty and Functionality

The kitchen is the heart of the home—a space where family, friends, and flavor come together. It’s where the day begins, where conversations flow, and where lasting memories are made. For Tulsa homeowners, designing the perfect kitchen means balancing aesthetic elegance with real-world functionality. At The Buckingham Group, our design-build team combines decades of craftsmanship with innovation to create kitchens that are both breathtaking and brilliantly efficient. Here’s how to design a kitchen that’s perfectly suited to your home, lifestyle, and Tulsa’s distinctive architectural style.

    family at breakfast

    1. Start with the Layout

A thoughtful layout is the foundation of every great kitchen. The classic ‘work triangle’—the distance between your refrigerator, sink, and cooktop—still applies, but today’s designs often include multiple zones for prep, cooking, entertaining, and cleanup.

    Common kitchen layouts include:

    • U-Shaped: Maximizes counter space and storage, perfect for active Tulsa households.
    • L-Shaped: Ideal for open-concept homes where the kitchen flows into adjacent living areas.
    • Galley: Efficient for smaller Tulsa homes or secondary kitchens in pool houses or guest suites.
    • Island Layouts: Popular for families who love to entertain, providing added workspace and a stylish gathering hub.

When planning your layout, think about how you move through the kitchen during the day. The best designs support intuitive motion—letting you cook, clean, and entertain without interruption.

    2. Focus on Functionality

A kitchen that’s visually stunning but inconvenient to use will quickly lose its appeal. Functionality is the key to a space that performs beautifully over time. Start by analyzing your daily routines—what do you cook, how do you prep, and where do you store things?

    • Counter Space: Prioritize generous prep surfaces, especially near sinks and stoves.
    • Storage Solutions: Pull-out pantries, deep drawers, and vertical tray storage keep everything organized.
    • Lighting Layers: Blend task lighting under cabinets, ambient ceiling lighting, and statement pendants for balanced illumination.
    • Appliance Placement: Group key appliances logically—such as dishwashers near sinks—to make daily chores seamless.

At The Buckingham Group, we integrate function into form, ensuring that every detail—from drawer slides to lighting controls—enhances your everyday experience.

    3. Choose Durable and Stylish Materials

Materials make the first impression and determine how your kitchen performs over the years. Tulsa homeowners often seek materials that deliver both durability and sophistication.

    • Countertops: Quartz remains a top choice for its resilience and low maintenance. Granite adds natural beauty, while butcher block introduces warmth.
    • Cabinetry: Custom or semi-custom cabinets with soft-close hardware ensure long-lasting quality.
    • Backsplashes: Glass, porcelain, or marble tiles offer a chance to express personality and elevate design.
    • Flooring: Engineered hardwood or large-format porcelain tiles withstand Tulsa’s varying climate and daily wear.

Selecting premium materials not only ensures your kitchen looks exceptional but also protects your investment for decades to come.

    4. Incorporate Personal Style

Your kitchen should be a reflection of you—your tastes, your lifestyle, and the way you live day to day. Whether your style leans modern, transitional, or classic, personal touches make the design feel authentic.

    Consider:

    • Custom color palettes inspired by Tulsa’s natural landscape.
    • Mixes of open shelving and concealed cabinetry for visual balance.
    • Statement lighting, from artisan glass pendants to sculptural chandeliers.
    • Distinctive hardware finishes—matte black, brushed brass, or polished nickel—for personality.

Trends fade, but true style endures. The Buckingham Group helps you design a kitchen that reflects timeless sophistication and your unique vision.

    25 interior

    5. Don’t Forget Comfort and Connection

The best Tulsa kitchens don’t just look beautiful—they feel welcoming. As homes evolve into open-concept spaces, the kitchen has become both a workspace and a social hub.

    • Add a kitchen island with seating for guests and family.
    • Create a cozy breakfast nook where morning coffee feels like a ritual.
    • Incorporate flexible storage zones for entertaining and holiday gatherings.
    • Ensure clear sightlines to outdoor areas and adjacent rooms.

A well-designed kitchen strengthens the connection between family, food, and shared moments—a cornerstone of every Tulsa home.

    6. Partner with a Trusted Design-Build Team

Transforming your kitchen vision into reality requires expertise, craftsmanship, and coordination. Partnering with an experienced design-build firm like The Buckingham Group ensures a smooth process from concept to completion.

For more than 44 years, The Buckingham Group has been Tulsa’s premier remodeler, specializing in kitchens that balance beauty, precision, and performance. Free Estimate vs Design-Build: Which Remodeling Approach Truly Protects You?

    What Matters to You?

    Free Estimate Approach

    Design-Build Approach

    Budget Certainty

Initial pricing is often based on limited information and allowances. Final costs are frequently unknown until construction is underway.

A fully developed design and scope leads to a fixed-price proposal, providing clear and reliable budget certainty before construction begins.

    Design Responsibility

Design responsibility is often fragmented between homeowner, designer, and contractor, which lead to misalignment and gaps.

One accountable team manages both design and construction, ensuring the final result reflects the agreed vision and performs as intended.

    Scope Definition

Scopes are commonly broad or incomplete, leaving important details to be clarified during construction.

Every detail is carefully defined during the design phase, reducing ambiguity and protecting homeowners from unexpected omissions.

    Change Orders & Surprises

Missing information often results in change orders that increase costs and extend timelines.

Charge orders are minimized through thorough planning, documentation, and upfront decision-making.

    Code Compliance & Structural Integrity

Code requirements may be addressed reactively as inspections occur.

Code compliance and structural requirements are proactively integrated into the design and reviewed before construction begins.

    Timeline & Scheduling Control

Schedules can shift as decisions and discoveries occur during construction.

A coordinated design-build schedule establishes a realistic timeline with fewer disruptions.

    Quality Control & Craftsmanship

Quality standards may vary depending on subcontractors and oversight.

Consistent oversight and experienced craftsmen ensure high-quality execution throughout the project.

Bathroom Remodeling in Your Home: What Most Homeowners Get Wrong—and How to Get It Right

    modern bathroom suite in white

Bathroom remodeling is one of those projects homeowners think they understand—until they’re living with the results. Bathrooms are small, but they are among the most demanding spaces in a home. They are used every day, often under time pressure, and small design missteps quickly become daily frustrations.

After more than four decades of remodeling homes in Tulsa, The Buckingham Group has seen a consistent pattern: the most successful bathroom remodels are not driven by trends, but by how people actually live. This guide is designed to help homeowners make decisions they will still appreciate years after construction is complete.

Why Bathrooms Are More Complex Than They Appear

Bathrooms contain more systems per square foot than almost any other room in the home. Plumbing, ventilation, lighting, electrical safety, waterproofing, and storage must all work together seamlessly. Because tolerances are tight, shortcuts in planning tend to surface quickly during everyday use.

    Bathroom Remodel ing in progress

What Most Bathroom Remodels Get Wrong

Most bathroom frustrations stem from decisions made without enough context. Designing for appearance instead of routine, underestimating storage needs, and choosing materials based solely on looks often lead to daily inconvenience.

    home plan discussion 1

Designing a Bathroom for Real Life

A well-designed bathroom should feel intuitive. Layout, clearances, lighting, and fixture placement should quietly support daily routines without calling attention to themselves.

    18 aging in place

    Showers, Tubs, and Honest Expectations

Walk-in showers tend to deliver greater long-term comfort than oversized tubs that see little use. When tubs are included, they should be selected honestly, with consideration for access, cleaning, and realistic patterns of use.

    surfaces material selection

    Materials That Perform Over Time

Bathrooms are demanding environments. Durable materials reduce maintenance, age more gracefully, and protect the original investment.

Planning for the Future Without Announcing It

Subtle planning decisions—such as curbless showers, reinforced walls, and improved lighting—support long-term comfort without sacrificing appearance.

    Budget Clarity and Decision Control

Bathroom remodeling costs vary widely. Early budget alignment allows homeowners to prioritize what matters most and avoid reactive decisions later.

    Why the Design-Build Approach Matters

Bathrooms are complex spaces. A design-build approach provides single-point accountability, clearer pricing, and better coordination between design and construction.

The Ultimate Bathroom Remodeling Checklist: 12 Steps Every Tulsa Homeowner Must Know

    primary bath

Planning a bathroom remodel is exciting—but it can also feel overwhelming. Between choosing fixtures, finishes, and layouts, it’s easy to overlook critical details that can make or break your project. With over 44 years of remodeling luxury Tulsa homes, The Buckingham Group has developed a proven step-by-step process to help homeowners plan their dream bathroom confidently, avoid costly mistakes, and ensure a smooth renovation experience.

Whether you’re upgrading a powder room, small guest bath or designing a spa-inspired master bath retreat, this 12-step bathroom remodeling checklist will keep your project on track from concept to completion.

Step 1: Define Your Goals and Vision

Before diving into the design inspiration phase,  take time to prioritize your wish list and clearly define the purpose of your remodel. Are you increasing functionality for a growing family, or so that you can gracefully age in place.  Are you creating a relaxing spa getaway, or simply  adding resale value to your home? Start by writing down your must-have features—such as a soaking tub, heated floors, or extra storage.  Prioritize the list so you can choose between needs and wants if necessary.

Step 2: Set a Realistic Budget

Bathroom remodeling costs vary widely based on materials, layout changes, and upgrades. In Tulsa, a basic mid-range remodel often starts around $45,000, while a luxury primary bath can exceed $200,000. Choose a design-build firm such as The Buckingham Group that offers fixed-price contracts with clearly defined specifications  to avoid surprise costs due to creep in the scope of work.

    Bathroom Remodel ing in progress

Step 4: Explore Layout & Space Planning
Maximize every square foot with careful planning. Consider traffic flow, storage solutions, and layered lighting. At The Buckingham Group we are proud of our reputation for optimizing  the use of existing floor space to create a feature filled bathroom remodel. When our design is completed,  we  provide 3D renderings so you can visualize your new bathroom’s reallocation of  space as well as its functionality before construction begins.

    bath materials

Step 5: Select Plumbing Fixtures Early
After 44 years in business, we have access to a nationwide network of plumbing fixture suppliers at contractor’s pricing and can provide almost any plumbing fixture you select in a timely fashion provided it is stocked domestically.  However, independent of these relationships, there are certain faucets, showerheads, tubs, and toilets that are out of stock, and  still have lengthy delivery times that we have no control over.  Accordingly, it is aways wise to select your plumbing fixtures early, to ensure availability and avoid delays.

    bath storage 1

Step 6: Choose Durable, Stylish Tile and Flooring
Tile defines the bathroom’s style. Large-format porcelain tiles create a sleek look, while natural stone adds luxury. Heated bathroom and shower floors as well as heated shower seats and on occasion even heated shower walls add luxurious comfort to a relaxing shower.

Step 7: Plan for Proper Ventilation
Moisture is your bathroom’s biggest enemy. To minimize moisture and mold problems, we provided UL approved combination exhaust and fan lights in showers to prevent mold and too extend the life of your remodel. For both current code compliance and your protection,  it exhausts through the roof and not into the attic space or the joists space between floors.

    whirlpool tub

Step 8: Layer Lighting for Function and Atmosphere
Use ambient, task, and accent lighting such as LED light ribbons  to create a functional and inviting space. For the ultimate in mood setting  incorporate a lighting control system such as those provided by Lutron to create lighting scenes to start and end your day or to set the atmosphere for a relaxing soak in your tub.

    Step 9: Customize Storage Solutions
Incorporate pull-out shelves, built-in linen towers, convenience centers and shower niches to keep your bathroom organized.

    Step 10: Add Luxury Touches
Expect 4–8 weeks for a full bathroom remodel depending on scope and material availability.

    laptop schedule

    Step 11: Understand the Timeline
Expect 4–6 weeks for design, 2–4 weeks for permitting, and 6–10 weeks for construction. We will provide a complete timeline for your bathroom remodel based on its complexity, For your privacy and protection, this cloud based system and the time line presented will only be available to you, our vendors, sub-contractors and our project staff.

    contract signing

    Step 12: Work With a Fixed-Price Contract
Avoid vague estimates and allowances. Fixed-price contracts, with a clearly defined scop of work will give you total financial clarity and eliminate costly surprises.

    bath suds

    Key Takeaways
Plan carefully and work with an experienced professional such as The Buckingham Group. Choose high-quality materials, prioritize moisture control, and use a fixed-price contract to ensure transparency and peace of mind. Your bathroom should feel like a personal retreat, and with expert planning, design, and execution, it will provide beauty and value for years to come.
